Tenant Brief & Material Procurement
Site survey of bare shell or existing fit-out. Coordinate with your appointed designer on materials, finishes, and specialist items. Long-lead items (custom joinery, imported tiles) ordered immediately to protect the schedule.

Building Management Coordination
MCST submission for commercial buildings: scope, hours, deposit, insurance certificates. SFA / NEA / SCDF for F&B. Landlord design submissions for retail. We carry the approval timeline risk so you don’t.

Demolition & Civil Works
Soft strip of existing finishes. Structural alterations (where permitted by landlord). Hacking and disposal scheduled for after-hours in live-tenanted buildings. Dust protection on adjacent units throughout.

Wet Trades, M&E & Finishes
M&E first fix (electrical, ACMV, plumbing). Wet trades (tiling, painting, screed). Joinery installation. Final M&E commissioning and lighting balancing. Daily clean-down because public traffic is metres away.

Snagging & Open-Day Handover
Pre-handover snag walk with the tenant team. Defects rectified within 48 hours. Building management final inspection. Open-by date hit. 12-month defects liability period for any latent issues.

F&B fit-outs can run 12–16 weeks because of grease trap, exhaust hood, and SFA requirements. Retail varies widely — a small retail unit can fit out in 6 weeks, a flagship store can take 16+ weeks. -
Do I need building management approval for fit-out?
Yes. For commercial buildings under MCST, you need building management approval before any tools come on site. Approval covers: scope of works, permitted hours (typically after-hours for noisy work in occupied buildings), waste removal route, deposit lodgement, and contractor insurance certificates. We manage the approval process as part of our scope. -
What’s included in a turnkey fit-out contract?
A turnkey contract covers everything from bare shell to opening day: design coordination with your appointed designer, demolition, structural alterations (where permitted), partition walls, ceilings, flooring, electrical and lighting, ACMV, plumbing, fire-rated works, joinery and millwork, signage, painting, final clean, and snagging. Loose furniture (tables, chairs) is usually a separate FF&E supply. -
Can fit-out works happen after-hours in occupied buildings?
Yes — this is standard for live-tenanted buildings. We typically work 7pm–7am for noisy trades (drilling, hacking, cutting) and reserve daytime for quiet trades (painting, joinery installation). Building management dictates the exact hours. We staff for night shifts when needed and pass through the labour cost differential transparently in the open-book quote. -
How are fit-out projects priced?
Most Singapore fit-outs are priced lump sum based on a fixed scope, since the design is locked before tendering. We offer open-book costing on request, where you see supplier quotes for each trade. Variations during works are priced from the same supplier rates — no inflated “variation premium”.
